SETTING YOUR BUDGET

Know what you can afford and set a financial budget before you start looking at properties.

IDENTIFING YOUR NEEDS AND WANTS

Write a list of features that you both need and want.  Needs may include number of bedrooms and bathrooms, location, air-conditioning and heating etc.  Wants may be a swimming pool or something that you may be happy to sacrifice if the price and wants are satisfied.

GETTING TO KNOW THE MARKET

Take some time looking around and getting to know the current market.  Talk to Property Managers about what you are looking for and they can assist you in finding the most suitable property.  Take time to drive around the areas you are interested in and look at the properties and suburbs.

VIEWING PROPERTIES

Once you have a list of properties that you are interested, call and arrange inspections.  Remember if they are currently tenanted the property manager will need to liaise with the current tenants to gain access, so allow a few days for this to happen.

APPLICATION FOR RENT

You will be required to complete an application form to apply to rent properties.  You will need information such as:

  • Work History
  • Rental History
  • Referees
  • 100 points of identification

Once your application is received it will be screened and then passed onto the Landlord for final approval.

SIGNING A LEASE

When your application is approved you will be required to sign a lease agreement and will be required to book a time to do this with one of our staff.
